Thank you for your interest in renting a home with us! Application fees are $50 per adult which allows us to conduct a criminal background check, credit screening and landlord references (if applicable). To see more specifics about the criteria, check out our Screening Criteria below.

  1. Credit score must be at least 600.
  2. Monthly income must be at least two and a half times the monthly rent amount.
  3. No bankruptcies within the past 3 years.
  4. No more than 3 accounts in collection.
  5. No more than $1000 past due debt (medical bills and student loans disregarded).
  6. No evictions or landlord judgements within the past 10 years.
  7. No outstanding utility collections or unpaid utility bills.
  8. All of our properties require Renters Insurance ($100,000 liability) for each tenant. Explore plans HERE.
  9. Shift considers the totality of the circumstances regarding criminal history with a focus on the potential threat the Applicant or the occupants pose to persons, physical property, and operation of the complex.  The Applicant is provided forty-eight hours to provide mitigating corrective actions for Shift to consider in its review of the totality of the circumstances.  It is recommended that the Applicant submit the information in the initial application.

  3. No more than $500 past due debt (medical bills and student loans disregarded).
  4. No bankruptcies within the past 7 years.
  5. Monthly income must be at least 4 times the monthly rent amount.
  6. No outstanding utility collections or unpaid utility bills.

For properties where pets are accepted, there are several related fees & policies:

  • $400 refundable deposit
  • $45/month pet rent for the first pet
  • $20/month pet rent for each additional pet (if approved)
  • No dogs of a traditionally aggressive breed, such as Staffordshire Terrier (Pit-Bull), German Shepherd, Rottweiler, Doberman Pinscher, or any other such breeds are allowed.
